Etihad Town Islamabad Master Plan

Etihad Town Islamabad Master Plan

Etihad Town Islamabad Master Plan is a proposed residential housing project launched by the Etihad Group, the developer of Etihad Town Phases I, II, III, and Premier Enclave in Lahore, and Etihad Town in Sialkot, which are successful societies. The project is still in the pre-launch or planning phase, no master plan map is available, no official layout drawings are available, and the No Objection Certificate (NOC) of the authorities to be involved in project development, such as the Capital Development Authority (CDA) or Rawalpindi Development Authority (RDA), has not yet been issued. The data is based on promotions by the developers, real estate studies, and the regular trends in other projects by the group.

The concept of the master plan of the Etihad Town Islamabad is based on the established philosophy of modern, sustainable, and people-oriented urban design, as implemented at Etihad Group. It expects to develop a perfect suburban community which will be peaceful and yet close to the twin cities of Islamabad and Rawalpindi.

Philosophy and Principles of its design

The potential plan focuses on the consideration of functionality, privacy, sustainability, and quality of life. From guiding factors, they are:

Grid-based organization of space to optimize the movement of traffic, straightforward paths, and an improved level of privacy in residential areas.

Large streets and internal avenues are to allow free movement and reduced congestion.

Extensive incorporation of green areas, having green belts, and parks around the neighborhood to enhance the aesthetic values, air quality, and well-being

The emphasis on sustainability, the application of underground utilities (power, gas, water supply), effective waste management, and the possible smart infrastructure elements (backup power Distribution).

The philosophy is a reflection of successful deployments to the Lahore and Sialkot projects, in which the group operated and implemented the policy for deployment to the Islamabad territory and regulatory context.

Zoning and Structural Layout

The society is considered a self-contained community, whereby there are well-defined areas:

The residential areas were arranged in a system of blocks, and the gated areas were closed with green spaces around the houses to improve the views and life quality.

Business areas merged together in strategic ways to cater to everyday conveniences, business, and at times, reduce the need for external travel.

Stage-by-stage development scheme, probably starting with core residential set up before commercial, amenity, and other blocks, like the phased introduction of Etihad Town Lahore.

Although the precise names of blocks, numbering, or boundaries have not been revealed yet, the structure is favored for the clarity of flow, accessibility, and scalability in the long term.

Plot Categories and Sizes

The initial information depicts a wide variety of plot proposals to meet the needs of families, professional and investors:

Residential Plots– It is expected to be 3 Marla, 5 Marla, 10 Marla, and 1 Kanal (and it may have some other category depending on the ultimate permissions and demand).

Commercial Plots. These will be special dedicated spaces where retail stores, offices, banking, branded shops, and service centers shall be located (the sizes and frontages will be decided upon at launch).

The residential plots will be designed in properly structured and secure neighborhoods with wide roads and green spaces. The commercial areas are meant to establish active economic platforms within the community.

This is a master plan that makes Etihad Town Islamabad a modern and credible addition toe rest of the group, with their reputation for delivering on time and quality infrastructure. But again, since the project is still forthcoming, everything, such as zoning, phasing, plot sizes, and special features are just provisional and would change after the official launching, regulatory approval, and even after the issuance of the NOC.

The proposed Etihad Town Islamabad has not released any official master plan map or detailed blueprints as of February 2026. To keep in touch with the recent verified news, keep yourself informed by observing the announcements of the Etihad Group using their official sources.
