Etihad Town Islamabad Master Plan

Etihad Town Islamabad Master Plan

Etihad Town Islamabad is a proposed housing project of the Etihad Group, which is residential. The group came up with Etihad Town Phases I, II, III, and Premier Enclave in Lahore. It also came up with Etihad Town in Sialkot. The following projects established the reputation of the group in the Pakistani property market.

At the present time, the Islamabad project is in the planning stage. The developer who developed it has not yet published an official master plan map. It has not communicated detailed layout plans. In addition, the relevant authorities are yet to issue the NOC. The project will be reviewed by the authorities, such as the Capital Development Authority and the Rawalpindi Development Authority.

Hence, the existing data is based on the promotions of the developers and the market research. It is also an indication of the development trend in past Etihad projects.

Concept and Planning Vision

The master plan concept is a contemporary and people-centered approach. The vision of the developer is to develop a sustainable community in the suburbs. Concurrently, it desires to have easy access to Islamabad and Rawalpindi.

The plan advocates harmonious coexistence without segregation of people living in town centers. Besides, it stresses systematic growth and long-term sustainability. The group will use the experience of its Lahore and Sialkot developments. Nonetheless, it will adapt the design with the regulatory framework of Islamabad in mind.

Design Principles and Philosophy

The proposed design emphasizes utility, privacy, and sustainability. It is also aimed at enhancing the quality of life in general.

To begin with, a grid-based layout can be used by planners. This design is able to enhance traffic flow and navigation. It is also able to improve privacy in residential streets.

Second, the plan can consist of broad central avenues and streets. Such roads are able to ease congestion and facilitate the flow.

Moreover, parks, green belts, and landscaped areas can also be included in the project. These features are able to enhance visual aesthetics and air quality. They are also able to support better lifestyles.

The developer can install utilities underground in the form of electricity, gas, and water. It can also bring in systematic waste management systems. Besides this, it might also have backup power and smart infrastructure.

Zoning and Formation of Structures

The society can be a self-sustaining community. The planners can subdivide it into distinct areas.

The project can include residential blocks as its center. These blocks can be enclosed by green spaces. This will be able to improve views and comfort.

Commercial zones can be located in strategic places. These areas can offer day-to-day needs and enterprises. Consequently, the residents can limit travel to areas beyond the society.

Besides, the developer can introduce gradual development. It can first develop core residential segments. Subsequently, it can include commercial and amenity blocks. This approach replicates previous Etihad initiatives in Lahore.

The developer has, however, not provided block names and boundaries.

Plot Categories and Sizes

First impressions indicate several types of plots. The developer targets families, professionals, and investors.

The residential plots can be of 3 Marla, 5 Marla, 10 Marla, and 1 Kanal. Ultimately, sizes will be based on approvals and demand.

The developer will allocate specific business areas for commercial plots. These plots will host retail shops, offices, and banks. The developer will establish precise sizes and frontages upon launching.

The designers will lay out residential plots on wide roads and will also incorporate surrounding parks. In the meantime, the developer can establish business areas in the project as thriving hubs of commercial activity.

Status of the Company and Disclaimer

As of February 2026, Etihad Town Islamabad does not have a formal map of the master plan. The NOC is yet to be granted by the authorities. Thus, all the information regarding zoning and the plot size is tentative.

The developer is able to make changes to features after regulatory approvals. It can also change phasing and layout before the official launch.
